    Welcome to MyOceanRental. We created MyOceanRental more than five years ago because as vacation property owners in the Charleston Area, we were tired of paying large commissions every month to a rental management company that we felt offered little value. Through MyOceanRental, we now offer our clients an even higher quality service while increasing their net income substantially the first year. MyOceanRental can help you do the same.

    Located on Center Street in Folly Beach, MyOceanRental is your rental management partner solution to successfully rent and care for your vacation property, without having to pay large commissions to traditional rental management companies. Today we work exclusively in the Folly Beach community. We are long time residents here, know the area and local markets extremely well and have over seven years of rental experience on Folly. To our clients, we offer different levels of service depending on your desired level of involvement. The end result is more money in your pocket to lower prices, pay off your mortgage quicker, or invest in other properties.

    There is a new trend in the vacation rental industry. The consumer population is becoming savvier in their search for vacation homes.     Premium Service

    To match the needs of most Folly Beach owners seeking a full range of services, we offer our premium service that includes the use of our industry best reservation and marketing system, plus full service cleaning and maintenance scheduling. Our commissions are set at 10% of your home's income, plus a monthly advertising and subscription fee that is less than $75/month in total. The total cost of this service to you falls between 11-12.5% of your income for most homes, depending on the type of property and how well it is rented. Compared to traditional rental management commissions, that's a potential savings of over thousands per year! This solution can easily turn your vacation rental into a positive cash flow for you!

    Reservation System 

    MyOceanRental utilizes one of the industries best leading edge, web-based applications. The system is hosted by our software provider and 100% secure with encryption certifications and is available 24/7. The system enables guests to easily make reservations directly and for owners to maintain important records all on one site.

    Guest Reservations

    When a guest visits one of your sites on HomeAway.com or another marketing site that we partner with, they are directed to MyOceanRental through our 24/7 response program. The potential guest will immediately informed of all your property has to offer as well as a list FAQ's. They will then be able to reserve the unit directly from the MyOceanRental web site. Most importantly we are always operating 24 hours a day, seven days a week so we can guarantee we'll be able to respond faster more often than any traditional company can claim to do.

     

    Guest Payments   

    Because our renters demand it, we have secure credit card and check card processing integrated into our website. Charges for check and credit card processing are included in a 2.7% admin and credit card fee that is passed onto renters. (Some rental management companies have up to 4% in admin fees on top of their commissions, so this represents a savings in most cases).

    Payments by guests will be due as follows:

    • Full payment due to secure non-peak rentals, or within 30 days of peak rentals
    • Half Payment due to secure peak, advanced reservations
    • Remaining balance due 30 days prior to arrival


    Payments to Owners 

    As owners ourselves, we understand that you have a substantial mortgage payment and other bills to take care of every month. This is why we cut checks to owners by the third day of the month. If you decide to discontinue service for any reason, all monies collected on your behalf will be immediately forwarded to you.

    Contracts

    Standard contracts will be generated via the system and accepted by guests on line. Our contracts are industry approved and contain all the appropriate legal clauses and is reviewed and updated as appropriate by our retained council.

    Cleaning

    Every property will be professionally cleaned and serviced by our local professional cleaners, 4Seasons Cleaning. Departure cleanings will then be scheduled automatically from the system based on each guest's departure dates. Non-Scheduled cleanings and carpet deep-cleanings can be set up at the owner's desire. Our service level agreement with our partners ensures you are getting top quality service every departure.

    Linens

    Our linens are all high, premium hotel grade quality with sheets that are minimum 300 thread count. We purchase our own linens and replace them as needed with new stock. We provide all bed linens (sheets & pillow cases), bath & hand towels, & wash cloths. All linens are serviced at each turn through our professional linens partnership 4Seasons Cleaning of Charleston and the costs are charged to guests at competitive rates.

    Property Inspections

    MyOceanRental will ensure that your property is carefully inspected after departures using our own 30 point inspection program. Any points noted on the inspection sheet will be carefully documented and photographed if needed. We will also process any claims arising from damages and refund owners directly upon payment.

    Our detailed inspections will cover the following:

    Check for general damage/maintenance items

    • Broken furniture/windows
    • Mattress damage
    • Carpet stains
    • Holes in wall, screens, etc.
    • Other general damage
    • Check of major electronics (TV, stereo, etc.)
    • Check for leaks or running water
    • Check light bulbs

    Email report and photos to owner

    All inspectors will digitally photograph damaged property and will report back to owners directly with a standardized form via email. Copy will be kept in the system for reference and any theft/damage will be noted in clients form. Minor maintenance (replace air filter/light bulbs/clear wall scuffs) will be done as part as our quarterly maintenance program. Premium level clients will have claims processed for them through our mandatory Security Deposit Protector that covers clients for up to $1500 in accidental damage. Coverage is provided to guests of all level services.


    24 -Hour Maintenance

    24-hour maintenance is a necessity for owners, particularly those that live several or more hours away from their vacation properties. MyOceanRental will provide access to a 24X7 contact for all maintenance items. Owners will enter into a relationship with our preferred local maintenance company and will only pay for work performed. No Commissions!

    Door Locks

    An advantage we provide to your guests is the ability to go directly their vacation home. To enable this we have all of our homes equipped to allow guests to enter upon arrival. We provide three different options to owners:

    Kaba Door Code Lock: Units can be equipped with a 'WebKey' electronic code locking system. This system allows owners to go online and input dates for arrivals and departures. The system then generates a 6-digit code for that particular timeframe. The code will not work prior to the check in date and will never work again after the check out date. The unit is self contained and codes are generated based on the built-in logic. No mailing of keys will be required or replacement of locks when keys are lost. Guests will be delighted at the ease of use of this system as they will not have to worry about who has the key every time they leave the unit.

    The lock costs about $400 for the hardware and installation, plus a $9.99 monthly service charge for using the web access. These costs are included in the analysis found on page 2.

    Below is an outline of how codes are programmed for guests:

    Owners can also choose to install a Schlage combination door lock ($100) or a simple combination lock box ($35)

     

    Travelers Insurance

    Renters will have the option of purchasing renters insurance at the point of sale. This covers your guests in case of inclement weather, family emergencies, lost luggage and other related travel emergencies. The rate is automatically quoted in the system at the time of booking and can be accepted or turned down by customers.

    Discounted Activities 

    We will equip the system to allow guests to book local services in the Charleston area at discounted prices. This may include the following:

    • Car Rentals
    • Travel Insurance
    • Kayak Rentals
    • Bike Rentals

    Property Advertising/Marketing 

    Each property you list with MyOceanRental will marketed on the internet using the sites robust web page tools. This site is designed to be supplemental advertising to using the established rental sites out there. Our owners will also be given advertising pages on the following through our services:

    • Homeaway.com
    • GreatRentals.com
    • CyberRentals.com
    • VacationRentals.com
    • MyOceanRental.com

    These sites will be your primary lead source. Again, we only charge a minimal $25 month for all your marketing needs!

    Lead Sharing 

    A primary advantage to being part of the MyOceanRental network is the sharing of leads. When an owner cannot accommodate a request, the lead will get shared with our other owners that meet the search criteria. Your bookings will only go up!

    Welcome Packages  

    We will put together a welcome package that will provide detailed information about the area for your guests. Any information specific to your vacation home will be the responsibility of the owner to communicate. In 2011, we will also be introducing the option of welcome gifts for your guests where you can choose from a number of ideas. This may include:

    • Souvenir
    • Coupons

    We'll work with you and your ideas! The goal is to provide the best experience possible for your guests so they come back year after year.

     



    Reports

    Users will have the ability to go into the system at any time and check their availability, as well as get an owner statement. All data connected to your property can be reviewed securely over the web by owners 24/7.

    There will be a number of very informative standard reports that can be run from the system at any time.
